When Sandy Springs became a city in 2005, there was unity in spirit, but the community lacked a central gathering spot—a traditional component of most cities. The challenge was also an opportunity, one where the City could craft its downtown from scratch and design a city center that incorporates history, gives the city heart, looks to the future and reflects the vision of the community it serves.

The 2012 City Center Master Plan established a vision to create a unique, vibrant, walkable City Center rich in amenities that would catalyze market-driven private investment. It would also create a new civic and cultural center, and establish infrastructure and greenspace to tie the components together. Aligning with the goals set forth by the plan, the City Springs district has evolved dramatically over the past 10 years. The district now includes City Hall, Performing Arts Center, City Green, as well as new residential, retail and restaurants.

Now is the time to ask, “What’s next?” Through the City Springs Master Plan Update, the consultant team from Pond will work with the community and city staff to identify the appropriate projects, policies and programs to continue to build on its success.

PROJECT PHASING

EXISTING CONDITIONS ASSESSMENT

Create an existing conditions assessment including a review of past and current planning efforts, and development of a series of maps communicating existing conditions of the study area.

MARKET & FEASIBILITY STUDY

The project team will complete a Market & Feasibility Study, thorough real estate market study, and assessment of residential, retail, service, and employment opportunities for City Springs to ensure recommended land uses are complementary and implementable.

PARKING MANAGEMENT STRATEGY

The project team will create a Parking Management Strategy that provides policy guidelines necessary for an efficient and effective parking system for City Springs.

DEVELOP A VISION

Develop a vision for the City Springs area using community input and other information gathered in the first three steps of the planning process.

The surveys below ask for input on each proposed recommendation in the City Springs Master Plan. The recommendations have been put into three categories: Policy & Programs, Redevelopment & Investment, and Public Realm Improvements
